He walked into a Long and Foster office in a suit, ready for the interview, and the man behind the desk had his feet propped up with a cigarette going. Most people would have turned around. Steven Caron knew he had found his place. That was 2003, and he has been in Hampton Roads real estate ever since. Before the license there was resort work, travel, restaurants, and a long run in hospitality, which is the polite way of saying he spent years learning how to take care of people who were counting on him. His best friend's mother had built a career in real estate, and she spoke life into him until he took the test. His parents, both educators, were quietly anxious about the unconventional path. He felt led anyway. He went.
Then came 2018. Steven was holding VA, Fannie Mae, and SPM foreclosure contracts and averaging around sixty listings a year when he got word the contracts would not be renewed. He did not wait for the next one. He diversified, and he launched Sunshine Property Management. Today he serves clients on both sides of the business, as a listing and buyer agent and as a principal broker managing property for owners across the region.
Foreclosures and short sales he knows cold. Property management, commercial, investment purchases, and the long strategy of building real wealth through real estate are where he does his best work, because he has a genuine passion for teaching people how ownership actually compounds over time. He grew up in Bennett's Creek in North Suffolk and Western Branch, and he serves all of Hampton Roads: Suffolk, Chesapeake, Portsmouth, Norfolk, Virginia Beach, Smithfield, Isle of Wight County, Carrollton, Franklin, Windsor, Newport News, and Hampton. He knows Martin's Point, Bruce Station, Lilly Cove, Miars Plantation, Green Meadow Point, Brittany Farms, and Tyre Neck Estates from the inside. Ask him why buyers keep choosing this corner of Virginia and he will tell you it is not just a military destination anymore. Target, Dollar Tree, and Amazon came here for a reason. We sit on one of the deepest and largest harbors on the East Coast, and the region is growing into it.
In 2012 his team ranked second among small teams at Keller Williams. He threw the acrylic awards away. The one he kept is a Faithfulness award he earned as a room parent at Stonebridge School, kindergarten through eighth grade, because the real win has never been the trophy. It is the client on the other side of a hard transition, still standing.
That is the difference in how he works. Steven believes the job is the service, not the outcome, and that every client arrives with circumstances no template accounts for. He would rather be forthright than agreeable. He would rather tell you the truth early than tell you what you want to hear and let you find out later. Transparency, every time. Verity means truth, and he practices it plainly.
Outside the business he volunteers with Rock Solid, at his church, with Mercy Drops, and at Oasis Soup Kitchen. Home is his wife Jenn and their daughter Maraya. He cooks, plates, and eats with equal enthusiasm, and he will make time for golf, a boat, a snowboard, or a plane ticket. He holds onto one belief above the rest: stay present, because we are living in the good old days right now. Ask Steven how he is doing and you will get the same answer every time.
